Buying your first home in WA: the exact stamp duty, grant and deposit numbers for summer 2026
Since 7 May, WA first home buyers pay no stamp duty on a home up to $600,000, and the concession now runs to $800,000. VNN has calculated the duty at every price point from $450,000 to $800,000, set out who qualifies for the $10,000 grant, and shown how the federal 5% Deposit Scheme fits on top, with repayments at this week's higher interest rates.
A first home buyer in Western Australia can now pay no stamp duty at all on a home worth up to $600,000, a saving of $22,515 on what other buyers pay at that price. Between $600,000 and $800,000 the saving shrinks quickly, and at $800,000 it is worth about $15. Where your price lands in that range can be worth thousands of dollars.
This report gives the exact duty at each price point under the rules in force since 7 May 2026, explains who can claim the $10,000 First Home Owner Grant and the stamp duty concession, and shows how the federal 5% Deposit Scheme, the First Home Super Saver Scheme and Help to Buy fit together. It also works through repayments on a first home loan after this week’s interest rate rise, so you can set a price ceiling before inspections begin.
